What a real estate website needs to win listings without portals

Your own site complements listing portals instead of replacing them. Listing structure, search, maps and contact that bring buyers straight to you.

Listing portals bring customers to agencies, but the customer belongs to the portal: the search starts there, competing listings sit side by side, and listing duration and package fees are not in your hands. A real estate site on your own domain reduces that dependence; visitors meet your brand and contact you directly.

Here is what it takes for a real estate site to actually bring business.

Real estate site with filter bar, listing cards and a map pin

1. Every listing gets its own address

A listing is a page with its own address, not a pop-up or a table row. The title carries location, type and room count (for example “3+1 apartment for sale in Kadıköy”); the page shows price, floor area, floor, heating, title deed status and a location map. Search engines and social shares work through these addresses.

2. Search that works with one hand

Buyers usually think in this order: sale or rent, which district, what budget, how many rooms. Put those four filters on the first screen and the rest behind “more filters”. Result counts should update instantly and filters should be reflected in the address so a search can be shared.

3. Maps are not decoration

Location is half the decision in real estate. Switching between list and map, searching by drawing an area on the map and showing the surroundings on the listing page reduce the number of listings visitors rule out only after visiting the office, and improve the quality of the enquiries you get.

4. Fast photos, all in the right ratio

A listing photo is often the whole decision. The cover must be sharp and consistently proportioned; the gallery should swipe. Large files slow the page, so images should be resized automatically on upload. We cover this in our speed checklist.

5. Decide what happens to sold listings

Deleting a sold or rented listing greets visitors and search engines with an empty page. Better: mark it as sold and show similar listings, or redirect permanently removed ones to the relevant list. Without such a rule, broken pages pile up as the site grows.

6. Contact in one tap

Visitors want to call the number they see, write on WhatsApp with the listing title, or fill in a form; all three should be ready on the listing page. When the WhatsApp button adds the listing name to the message, the agent immediately knows which one it is about. Enquiries should collect in one place, be assigned to an agent, and unanswered ones should stay visible.

7. Agents and trust

Every listing has an agent, every agent has a page: name, area of expertise, active listings. Office and licence details, a clear address and real customer reviews are the foundation of trust in real estate.

8. Stand out with languages and a blog

In regions that attract foreign buyers, translating at least listing titles and descriptions is one of the clearest advantages over portals. Blog posts such as neighbourhood guides, the buying process and document lists bring in people who are not searching for listings yet but will buy soon; the logic is in our local SEO post.

Ready-made software or from scratch?

Every agency’s needs for listing entry, showcase, search and contact are largely the same. Rewriting that core for each office is unnecessary cost; the real difference comes from design, content and domain. That is why we built our own real estate site software: unlimited listings, advanced filtering, agent management, maps, statistics and WhatsApp contact come ready, and the look is shaped around the office. We explain when each option makes sense in ready-made theme or custom design.

You can see examples in Han Emlak and Güleryüz Emlak, and everything we do for the sector on our real estate industry page.
